Back to Ask Liz Selling a Home

What should I do to prepare my home for sale?

Short Answer

Start with decluttering and deep cleaning, address any deferred maintenance, refresh paint where needed, and improve curb appeal. Staging can make a significant difference in how buyers perceive your home. I provide every seller with a customized preparation checklist and can recommend trusted contractors and stagers.

Room-by-Room Preparation Checklist

First impressions matter. Buyers decide within seconds whether your home feels right. Here is how to make sure every room makes a strong impression:

Curb Appeal

Mow the lawn, trim bushes, add fresh mulch, power wash the driveway and siding, paint the front door. This is the first thing buyers see.

Kitchen

Clear countertops, clean appliances inside and out, organize cabinets. A clean kitchen sells homes.

Living Areas

Remove excess furniture, clean windows, open curtains for natural light, neutralize bold wall colors.

Bedrooms

Declutter closets (buyers open them), make beds, remove personal photos, keep decor minimal.

Bathrooms

Deep clean grout and tile, replace caulk, remove personal items, add fresh towels and a simple plant.

Basement & Garage

Clear clutter, organize shelves, ensure no moisture issues. Buyers will peek.

The impact of staging

Staged homes sell faster and for more money. Staging helps buyers envision themselves living in the space. It does not have to be expensive, sometimes simply rearranging furniture and adding a few decorative touches makes a huge difference.

Northwest Indiana-specific tips

In our market, curb appeal is especially important because many buyers are coming from Illinois where smaller lots are common. A well-maintained yard and inviting entrance stand out. Also, make sure your furnace and AC have been recently serviced, buyers often ask about HVAC age and maintenance history.
