Do I really need a realtor to buy a home?
You can technically buy without one, but having a skilled negotiator who knows the local market is invaluable. As a buyer, the seller typically pays the agent commission, so my services are essentially free to you. I'll make sure you don't overpay, miss red flags, or lose a deal to a better-negotiated offer.
What are closing costs?
Closing costs typically run 2-5% of the purchase price and include lender fees, title insurance, property taxes, and other expenses. I'll provide a detailed estimate early in the process so there are no surprises at the closing table.
How long does the buying process take?
From pre-approval to closing, most buyers close in 30-45 days. The search phase varies — some buyers find their home in a weekend, others take a few months. I'll work at your pace and keep things moving when you're ready.
Selling a Home
How much can I expect to sell my house for?
Every home is unique. I provide a detailed Comparative Market Analysis based on recent sales, current market conditions, and your home's specific features. My pricing strategy is data-driven, not emotional. Let's price strategically, not emotionally.
What will my closing costs be?
Sellers typically pay 1-3% of the sale price in closing costs, including agent commissions, title fees, transfer taxes, and any outstanding liens. I'll provide a clear net sheet before we list so you know exactly what to expect.
How long will it take to sell?
In the current NW Indiana market, well-priced homes in good condition typically sell within 2-4 weeks. If your house doesn't get an offer within 2 weeks, it's the market telling us it's priced too high. We adjust and move forward.
Should I make repairs before listing?
It depends on the repair and the return. I'll walk through your home and advise which improvements give you the biggest bang for your buck. No house is perfect — but strategic improvements can significantly impact your sale price.
Do I need to stage my home?
