How do I price my home correctly?

How a Comparative Market Analysis (CMA) works

A CMA compares your home to similar properties that have recently sold, are currently listed, or expired without selling. I look at:

  • Recently sold homes (best indicator of value)
  • Active listings (your competition)
  • Expired listings (what did not sell and why)
  • Your home's condition, upgrades, square footage, lot size, and location
  • Current market trends in your specific neighborhood

Why overpricing hurts

If your house does not get an offer within two weeks, it is the market telling us that it is priced too high.
