How long does it take to build a new home?

Short Answer

Construction typically takes 4 to 8 months depending on the builder, home size, weather, and complexity of the design. Supply chain delays can extend the timeline. Most builders provide an estimated completion date at contract signing, but flexibility is important.

The new home construction timeline

Building a new home is an exciting process, but it requires patience and planning. Understanding the timeline helps set realistic expectations and reduces stress along the way.

Phase 1: Pre-construction (1 to 3 months)

This phase includes selecting the lot, choosing your floor plan, finalizing upgrades and options, signing the contract, and securing financing. The builder needs to obtain permits, which can take several weeks depending on the community. During this time, you will also finalize your selections for cabinets, flooring, countertops, fixtures, and paint colors. Having your financing in order early prevents delays later.

Phase 2: Foundation and framing (1 to 2 months)

Once permits are approved, the builder prepares the site and pours the foundation. After the foundation cures, framing begins. Watching your home take shape during this phase is one of the most exciting parts of the process. In Northwest Indiana, weather can impact this phase. Cold winters may delay concrete work, while wet springs can slow excavation.

Phase 3: Mechanicals and rough-in (1 to 2 months)

Once the home is framed and roofed, the mechanical trades install plumbing, electrical, and HVAC systems. Insulation, drywall, and interior finishes follow. This phase also includes windows, doors, and exterior siding or brickwork. This is when you will start doing walkthroughs to inspect the work in progress.

Phase 4: Finishes and final walkthrough (1 to 2 months)

Interior finishes go in during this phase: cabinets, countertops, flooring, paint, trim, fixtures, and appliances. The builder completes the final grading, landscaping, and driveway. You will do a final walkthrough to identify any items that need attention before closing. This is your chance to note any cosmetic issues or incomplete work.

Factors that can extend the timeline

Supply chain disruptions have affected the construction industry nationwide, and Northwest Indiana is no exception. Material availability for windows, appliances, and specialty items can cause delays. Weather, subcontractor availability, and change orders (adding upgrades after signing) can also push the schedule. A reputable builder will communicate delays proactively.
