Navigating the new construction process

Buying new construction is different from buying an existing home. The process has its own steps, timelines, and potential pitfalls. Here is what you need to know.

Have your own agent

This is the most important advice I can give. The sales team at a new construction community represents the builder. They are not looking out for your interests. Having your own buyer's agent costs you nothing (the builder pays our commission from their marketing budget), and I can help you negotiate upgrades, understand the contract, spot red flags, and navigate every step of the process.

Research the builder

Not all builders are the same. Look into the builder's reputation, the quality of their previous developments, and what current homeowners say about their experience. In Northwest Indiana, several reputable builders operate in Crown Point, St. John, Dyer, and Schererville. I know the local builders and can share insights about their quality, warranty service, and track record.

Understand the total cost

The base price of a new construction home is just the starting point. Lot premiums can add $10,000 to $50,000 or more depending on the location within the subdivision. Upgrade costs for flooring, cabinets, countertops, appliances, and fixtures add up quickly. Landscaping, fencing, blinds, and window coverings are often not included. Make sure you understand the full cost before signing.

Review the warranty carefully

New homes come with warranties, but coverage varies significantly between builders. Understand what is covered, for how long, and what the process is for making claims. Some builders provide a one-year warranty on workmanship and materials, with longer structural coverage. Read the fine print and ask questions.

Know the timeline

Construction typically takes 4 to 8 months from contract to closing. Delays can happen due to weather, material availability, and subcontractor schedules. Have a plan for your current housing situation during this period. Stay in close communication with the builder and schedule regular walkthroughs during construction.
