Northwest Indiana Real Estate Market Update: August 2026
Key Takeaways
Lake County's median home price hit $298,351 in June 2026, up 12.6% year over year. Crown Point continues to post one of the strongest appreciation rates among the communities I serve, with home values up about 11.2% year over year. Munster's median home price is around $390,000 with homes selling in 33 to 39 days. St. John commands the highest median at $440,000. Inventory is down 5.8% year over year, keeping the market firmly in seller territory. Mortgage rates in the mid-to-upper 6% range have cooled the market frenzy, but demand remains strong. The South Shore Line Monon Corridor continues supporting buyer demand in commuter-friendly communities like Munster, Dyer, and Hammond. Improved rail access has become an important consideration for many buyers looking to balance Northwest Indiana living with convenient access to downtown Chicago.
The Northwest Indiana housing market remains strong heading into late summer 2026. The latest Lake County data from June 2026 (the most recent available) shows a median sale price of $298,351, up 12.6% year over year. That is well above the national pace of home price appreciation.
Pending sales totaled 672, essentially flat year over year. Active listings were at 2,150, down 5.8% from a year ago. Homes sold in a median of 30 days across the county, reflecting continued strong buyer demand. Sales of upper-priced homes remained resilient despite elevated mortgage rates, while starter and mid-priced homes experienced modest declines.
Here is how each of the seven communities I serve is performing.
How is each community performing?
Munster
Munster continues to command a premium with a median sale price of about $390,000, up roughly 5.5% year over year. Homes are typically selling in about 35 days. Munster's extensive bike trail network, Centennial Park, the Center for Visual and Performing Arts, and the nationally recognized Three Floyds Brewing Company, with its retail kiosk open to visitors, continue making the community one of Northwest Indiana's most desirable places to live. The South Shore Line Monon Corridor adds another transportation advantage for buyers who value convenient commuter access to downtown Chicago.
Crown Point
Crown Point continues to be one of Northwest Indiana's strongest-performing housing markets with 11.2% year over year appreciation and a median sale price around $330,000. Homes typically sell in about 30 days. The historic downtown square anchored by the Lake County Courthouse, popular restaurants, and community events at Bulldog Park keep buyer interest high. New construction in areas like Beacon Hill and Falling Waters continues to attract move up buyers from Illinois.
St. John
St. John continues to have one of the highest median home prices among the communities I serve at $440,000, up 5.2% year over year. The median list price for single family homes has reached $517,000, driven by new construction in communities like The Gates of St. John and Heron Lake. The Shrine of Christ's Passion on Wicker Avenue (U.S. Route 41) draws visitors from across the region. St. John continues attracting buyers looking for newer homes, generous lot sizes, more than 20 parks, and a suburban lifestyle with convenient access to Northwest Indiana and the Chicago metropolitan area. The community is served by the Lake Central School Corporation, and new construction in neighborhoods like The Gates of St. John and Heron Lake continues expanding housing opportunities.
Dyer
Dyer's median home price is around $379,000, reflecting steady buyer demand and continued interest from commuters. Homes are selling in about 32 days. The town's location near the Illinois border and convenient access to the South Shore Line Monon Corridor continue making Dyer an attractive option for many Chicago-area commuters. Landmarks like Meyer's Castle on U.S. Route 30, the historic Ideal Section of the Lincoln Highway, and the Midwest Training & Ice Center give Dyer a distinct identity. Neighborhoods like Pheasant Hills, Saddle Creek, and Emerald Crossing continue attracting buyers looking for established neighborhoods and convenient commuter access.
Schererville
Schererville's median home price is approximately $345,000, up about 8.2% year over year. The market is balanced with homes averaging 48 days on market. Schererville's position at the crossroads of U.S. Route 30 and U.S. Route 41 gives it excellent retail access while maintaining a suburban feel. Briar Ridge offers a gated golf course community, while the Nicholas Scherer House Museum highlights the town's rich history. New development remains active on the west side near St. John, providing buyers with additional housing opportunities.
Highland
Highland remains one of the best values in Lake County with a median price of $269,000, up 2.7% year over year. Homes sell in about 35 to 40 days. Highland's walkable downtown along Ridge Road, Wicker Memorial Park (home to Summerfest), and the Lincoln Center community hub continue attracting buyers looking for affordability, convenience, and strong community amenities. Neighborhoods like Wicker Highlands, Arbor Hill, and Sandalwood offer a range of price points within a tight knit community.
Hammond
Hammond is the most affordable entry point with a median price around $199,000, relatively stable year over year. Homes average 40 to 47 days on market. Hammond continues seeing renewed interest from both owner-occupants and investors thanks to South Shore rail service, Purdue University Northwest, and the South Shore Line Monon Corridor. Neighborhoods like Robertsdale (with its iconic weeping willow tree canopy on 126th Street), Hessville, and Woodmar offer distinct character. Lakefront access at Whihala Beach on Lake Michigan remains a major amenity.
What does this market mean for buyers?
If you are buying in Northwest Indiana this summer, here is what you need to know. Mortgage rates remain in the mid-to-upper 6% range, making affordability an important consideration for buyers. Monthly payments are higher than two years ago, but home values are still appreciating. The longer days on market across most communities give you more time to make thoughtful decisions. That said, well-priced homes in desirable locations continue to sell quickly. Get pre approved, know what you want, and work with someone who knows when new listings hit the market.
For first time buyers, Highland at $269,000 and Hammond at $199,000 offer the most accessible entry points. Move up buyers will find the best new construction and inventory in St. John, Crown Point, and Dyer.
What does this market mean for sellers?
Sellers remain in a strong position across all seven communities. Lake County inventory is down nearly 6% year over year, so there is less competition. But the days of pricing a home 10% above market and waiting for bidding wars are behind us. Homes priced at or slightly below market value are the ones selling quickly. Overpriced homes sit. My advice: price strategically based on comparable sales, stage professionally, and market aggressively. If your home isn't generating strong showing activity or offers within the first couple of weeks, it's worth reviewing pricing, presentation, and the current competition. Today's market provides valuable feedback, and responding quickly often leads to a better outcome.
If you are considering selling a home that belonged to a parent or relative, or downsizing from a family home, I have guided many families through that process with care and expertise. It is emotional. I understand that. And I make sure you feel confident, not pressured.
What is the big picture for Northwest Indiana?
The Lake County market is one of the strongest-performing housing markets in Northwest Indiana right now. Annual price growth of 12.6% significantly outpaced the national average. Continued investment in transportation infrastructure, including the South Shore Line Monon Corridor, along with buyer migration from Illinois, continues supporting long-term housing demand across Northwest Indiana. Limited inventory remains an important factor supporting home values, although mortgage rates, local supply, and broader economic conditions will continue to influence the market.
Whether you are buying, selling, or just exploring your options, the most important step is to have a conversation with someone who knows these communities from the inside out. I'm a lifelong Northwest Indiana resident, originally from Whiting and a Munster resident for nearly 30 years. Over the past 9+ years, I've helped buyers and sellers throughout Northwest Indiana while personally buying and selling six properties of my own. Those experiences have given me a deep understanding of each community's neighborhoods, amenities, and local housing market.

Frequently Asked Questions
Is now a good time to sell a home in Northwest Indiana?
Yes, with home values continuing to appreciate and inventory still tight across the region, sellers remain in a strong position. Lake County's median sale price hit $298,351 in June 2026, up 12.6% year over year. Crown Point saw the strongest price growth at 11.2% year over year, while Munster's median climbed past $390,000. Homes are selling in 30 to 47 days depending on the community, so strategic pricing still matters. Homes that are priced accurately, presented well, and marketed aggressively generally attract stronger buyer interest, although every property and neighborhood responds differently to changing market conditions.
Is it a good time to buy a home in Northwest Indiana?
Mortgage rates are hovering around 6.7% for a 30 year fixed loan, which has moderated demand enough to give buyers more breathing room than the peak frenzy years. Days on market have lengthened slightly across most communities, and sale to list ratios are easing. Buyers who are pre approved and ready to act can find good value, especially in communities like Highland (median $269,000) and Hammond (median $199,000). The South Shore Line Monon Corridor continues enhancing the appeal of Munster, Dyer, and Hammond by improving commuter access to downtown Chicago.
Which Northwest Indiana community has the strongest home value growth?
Crown Point leads with 11.2% year over year appreciation and a median sale price around $330,000. Munster follows closely with a median of approximately $390,000 and consistent demand driven by its outstanding community amenities, convenient commuter access, and established neighborhoods. Schererville's median is around $345,000 with balanced market conditions. St. John commands the highest median price at $440,000, driven by new construction and large lot homes in communities like The Gates of St. John.
How is inventory affecting the Northwest Indiana market?
Inventory remains tight across Lake County with active listings down 5.8% year over year in June 2026. The region has roughly 2.4 months of supply in most communities, still favoring sellers. However, Redfin's upper-priced housing tier experienced nearly 17% more sales than the previous year, while starter home sales slipped 9%. This tells us demand is shifting toward move up and premium properties, especially in St. John, Crown Point, and Dyer.
How does the South Shore Line Monon Corridor affect home values?
The South Shore Line's Double Track project and the Monon Corridor connecting Hammond, Munster, and Dyer to downtown Chicago continue improving regional connectivity. Convenient commuter rail access enhances the appeal of these communities for many buyers, although it's still too early to determine exactly how much of today's appreciation can be directly attributed to the new service. This rail access gives Northwest Indiana a competitive edge over more distant Chicago suburbs and is a key reason buyers from Illinois are crossing the state line.
