The home buying process step by step

Buying a home is one of the biggest financial decisions you will ever make. Here is exactly what to expect at each stage of the process in Northwest Indiana.

Step 1: Get pre-approved for a mortgage

Before you start looking at homes, talk to a lender and get pre-approved. A pre-approval letter tells sellers you are a serious, qualified buyer. It also tells you exactly what you can afford so you shop in the right price range. This step typically takes a few days and requires basic financial documents like tax returns, pay stubs, and bank statements.

Step 2: Define your budget and priorities

Your pre-approval amount is your maximum, not necessarily what you should spend. Consider your full monthly housing payment including principal, interest, property taxes, insurance, and HOA fees if applicable. Make a list of your must-haves: number of bedrooms, location, lot size, school district, and commute time. This clarity will save you time and frustration.

Step 3: Start touring homes

Once your budget is clear, we start looking at homes that match your criteria. In the Northwest Indiana market, homes in Munster, Crown Point, Schererville, St. John, Dyer, Highland, and Hammond offer different lifestyles and price points. I will schedule showings and help you evaluate each home objectively.

Step 4: Make an offer

When you find the right home, I will help you craft a competitive offer based on comparable sales, market conditions, and the home's condition. Your offer includes the purchase price, earnest money deposit, desired closing date, and any contingencies. In a multiple-offer situation, we may use an escalation clause or other strategies to stand out.

Step 5: Negotiate and finalize the contract

The seller may accept your offer, counter it, or reject it. I handle all negotiations on your behalf to get you the best terms. Once both parties agree, the contract is signed and your earnest money is deposited with a title company. You are now under contract.

Step 6: Schedule inspections

A licensed home inspector will examine the property's major systems including roof, foundation, HVAC, plumbing, and electrical. The inspection takes 2 to 3 hours and costs $300 to $500. Based on the findings, you may negotiate repairs, a price reduction, or a seller credit. In Northwest Indiana, pay special attention to basement moisture and the age of major systems.

Step 7: Finalize your mortgage

While inspections are happening, your lender will process your loan application. This includes an appraisal ordered by the lender to confirm the home is worth the purchase price. Provide any additional documents your lender requests promptly. Avoid making any big purchases or opening new credit during this period.

Step 8: Final walkthrough

A day or two before closing, we do a final walkthrough of the home. This is your chance to confirm that the property is in the agreed-upon condition, any requested repairs have been completed, and no new issues have appeared.

Step 9: Close and get the keys

At closing, you will sign all the legal documents including the mortgage note, deed of trust, and closing disclosure. You will bring a cashier's check or wire transfer for your down payment and closing costs. The whole process takes about an hour. After signing, you receive the keys to your new home.
