Back to Ask Liz Buying a Home

What should I look for during a home inspection?

Short Answer

The inspector examines the roof, foundation, HVAC, plumbing, electrical, and overall structural condition. In Northwest Indiana, pay special attention to basement moisture and older plumbing. I always recommend attending the inspection so you can see issues firsthand and ask questions.

What a home inspection covers

A home inspection is a visual examination of a property's major systems and components. It is not a pass/fail test, it is a snapshot of the home's condition at the time of the inspection. A typical inspection in Northwest Indiana takes 2 to 3 hours and covers:

Roof & Attic

Shingle condition, flashing, ventilation, signs of leaks

Foundation

Cracks, settling, water intrusion, structural integrity

HVAC System

Furnace, AC, ductwork, age, maintenance history

Plumbing

Pipes, water heater, water pressure, drains, leaks

Electrical

Panel, wiring, outlets, GFCI, safety concerns

Basement & Crawlspace

Moisture, sump pump, insulation, signs of flooding

What to watch for in Northwest Indiana homes

Our region has specific considerations. Our harsh winters and freeze-thaw cycles put extra stress on roofs and foundations. Older homes in Highland and Hammond may have outdated plumbing or electrical systems. Basement moisture is common and can range from minor (a dehumidifier solves it) to major (waterproofing needed). I always tell my clients: the inspection is not about finding a perfect home, it is about knowing exactly what you are buying so there are no surprises later.

Why you should attend the inspection

I strongly recommend that every buyer attend the inspection. You will learn where the shut-off valves are, how the furnace works, and how old the roof is. You can ask the inspector questions directly. Plus, seeing the issues in person helps you understand the difference between a minor fix and a major concern.

Liz's Advice

I always recommend my clients attend the inspection so they can ask questions and see issues firsthand. No house is perfect, and every inspection will find something. The key is understanding what matters and what does not.

I have been through dozens of inspections with buyers and sellers. I can help you read the report, prioritize the findings, and negotiate effectively. A raised floor joist or a dripping faucet might sound alarming, but it is usually an easy fix. I will help you separate the small stuff from the real concerns.
