These programs provide forgivable or deferred loans that can cover part or all of your down payment and closing costs. Eligibility depends on income limits and purchase price caps, which vary by county. Many Northwest Indiana buyers qualify. The assistance is typically structured as a second mortgage that is forgiven after a certain number of years if you remain in the home.
FHA loans for first-time buyers
FHA loans are one of the most popular options for first-time buyers. They require only 3.5% down payment and accept credit scores as low as 580.
